What we do

Bathroom remodeling services in Rockford, IL

One new vanity, a tub swapped for a walk-in shower, or the whole room taken back to the studs. Pick the job that sounds like yours for the details and the typical price, or just call and describe the bathroom.

Process

How a bathroom remodel works, start to finish

Six steps for most jobs. The written contract comes before anything is torn out. The full process.

  1. 01

    Tell us about the bathroom

Use the quote form, call or text: which bathroom, rough size, what you want changed, and anything you have noticed like leaks or a soft floor.

  2. 02

    Measure and price it

We reply with next steps and a written price. Illinois requires a signed written contract on any remodel over $1,000.

  3. 03

    Pick the finishes

Tile, vanity, fixtures and glass are chosen and ordered before demolition, so the room is not sitting open while a special order ships.

  4. 04

    Permit and demolition

Where the town requires a permit, it is pulled and posted. The room is protected, the old bath comes out, and what is behind the walls gets looked at.

  5. 05

    Rough-in, inspect, close up

Plumbing and wiring go in, the inspector signs off where required, then waterproofing and cement board go up before any tile.

  6. 06

    Finish and walk through

Tile, paint, fixtures, glass and trim. You walk the room, run every faucet and the fan, and nothing is called done until you agree.

What it costs

How much a bathroom remodel costs in Rockford

Updated

Short answer

A full bathroom remodel costs $6,651 to $17,661 in Angi's national guide, about $12,155 on average. The 2025 Cost vs. Value report puts a midrange bath in Chicago, the nearest metro it covers, at $24,072. No guide prices Rockford itself.

A shower swap and a gut-and-rebuild are different jobs, so the range is wide. What moves a quote is how much comes out, whether any drain moves, and tile versus panels. Every figure on this site names its source and date. The full price table has every job.

Full remodels

What a full bathroom remodel in Rockford includes

A full remodel takes the room back to the studs and the subfloor and builds it again. The old tub or shower, toilet, vanity, tile and drywall come out. Then the room is rebuilt in order: framing repairs, plumbing rough-in, electrical, an inspection where the town requires one, the fan, cement board and waterproofing, tile, paint, and finally the fixtures, vanity, glass and trim.

The demolition is where old houses tell you what they need. A 1950s bath often has a cast iron drain, galvanized supply lines and a subfloor softened by decades of small leaks around the toilet. Finding that early is better than tiling over it. This Old House's survey of 1,000 recent remodelers found that a third spent more than expected because of hidden plumbing or structural problems, which is why a written allowance for surprises belongs in the contract (This Old House, updated July 2, 2026).

No cost guide publishes a Rockford bathroom remodel price. The nearest local figure is the 2025 Cost vs. Value report for Chicago; every other range on this site is a national figure and is labelled that way. Angi's scope bands give a sense of scale: a minor refresh of fixtures, paint and a vanity at $3,000 to $10,000, a partial remodel at $10,000 to $25,000, and a full gut at $25,000 to $80,000. This Old House puts the full remodel average at $15,586.

Typical price, national and Chicago

Labor is 40% to 65% of a bathroom remodel in Angi's guide. Demolition alone runs $1,000 to $2,300.

A vanity swap and a full remodel are not the same purchase, and the chart shows how far apart the common jobs sit. Each bar runs from the low to the high end of one national guide on one dollar scale. Use it to sort the job you have in mind, then test it against written quotes.

Full price breakdown for Rockford

In detail

What each bathroom job involves

Eleven jobs cover almost every bathroom project, from one new vanity to a second bathroom in the basement. Each has a national price range, the Illinois rule that applies to it, and its own page with more detail.

Low-threshold walk-in shower with white wall panels, a niche, a fold-down teak seat, a grab bar and a handheld shower on a slide bar

Tub-to-Shower Conversions

This is a common first job in an older Rockford house. The 5-foot alcove tub that came with the house comes out, and a walk-in shower goes into the same space. Because the drain is already in that corner, the plumbing change is small: the drain is moved to suit a shower base and the valve is replaced.

A prefab base and wall panels is the quick version. A tiled shower on a waterproofed pan takes longer and costs more. Either way the new valve has to be an anti-scald valve set to no more than 115 F, which is Illinois code. Angi's national range for a conversion is $1,200 to $15,000; This Old House gives $2,000 to $12,000.

Walk-In Showers

A walk-in shower has a low curb or none, a fixed glass panel instead of a door or curtain, and usually a niche, a bench and a handheld. Curbless versions need the floor framed lower so water runs to the drain, and that is the part that drives the price.

Illinois sets a floor on size: a shower stall needs at least 1,024 square inches of floor and 32 inches on its shortest side. Angi's national range is $6,000 to $12,000, about $9,000 on average. Glass, tile and whether the floor has to be lowered are what move a quote within that range.

Shower Replacement

An old fiberglass stall that leaks at the corners, a cracked base, a surround that never comes clean. Replacement takes the old shower out down to the studs and puts in a new base, new walls, a new valve and a door, usually in the same footprint so the drain stays.

Opening the wall is the useful part. It is when water damage behind the old surround gets found and fixed, instead of being sealed in again. Angi's national range for a shower installation or replacement is $4,448 to $12,373, with an average of $8,204. A prefab stall kit alone runs $1,000 to $8,000 before labor.

Tile Showers and Bathroom Tile

A tile shower is built in layers: a sloped pan, a waterproof membrane or a lined pan turned up at least 2 inches, cement board or a foam board, then tile and grout. The tile is what you see. The waterproofing is what decides whether it lasts.

Tile itself runs $2 to $17 a square foot for material in Angi's walk-in shower guide, and installed tile flooring $10 to $50 a square foot. No approved guide prices a custom tile shower as one line, so it comes as a written quote built from the size, the tile and the pan. Small tiles and patterns take longer to set, and labor is most of the bill.

Tile Showers and Bathroom Tile in Rockford

Bathtub Replacement

Some houses should keep a tub, and some people want one. Replacement pulls out a chipped, stained or cracked tub and puts in a new alcove tub, a deeper soaking tub, or a freestanding tub where there is room. The valve and the wall around the tub usually get replaced at the same time, because the old surround rarely comes off in one piece.

Angi's national range for a bathtub replacement is $2,104 to $9,756, with an average of $5,929. A cast iron tub from a 1950s house is heavy, and getting it out of an upstairs bath is part of the labor. Refinishing is cheaper when the tub is sound.

Bathtub Replacement in Rockford

Walk-In Tubs

A walk-in tub has a watertight door in the side and a built-in seat, so you step in and sit down instead of climbing over a wall. It suits people who still want to soak but find getting in and out of a standard tub risky. The trade-off is time: you sit in the tub while it fills and while it drains.

Angi's national range is $4,000 to $15,000, about $8,000 on average, and $10,000 to $16,000 for wheelchair-accessible models. A large walk-in tub can outrun a small water heater, so ask about hot water capacity before you choose one.

Walk-In Tubs in Rockford

Accessible bathroom with a curbless roll-in shower, a fold-down seat, stainless grab bars and a wall-hung vanity with knee space

Accessible and Aging-in-Place Bathrooms

An accessible bathroom is built for the person using it: a curbless or low-curb shower, a fold-down seat, grab bars blocked into the wall, a comfort-height toilet, a vanity with knee space and a doorway wide enough for a walker or a chair. It can be a full remodel or a few targeted changes.

Angi puts an accessible remodel at $5,600 to $12,000 nationally, and HomeAdvisor at $2,700 to $16,000. The 2025 Cost vs. Value report prices a full universal design bath in Chicago at $38,963. In Winnebago County, 34.7% of homeowners are 65 or older, so this is a big share of the work here.

Small Bathroom and Half Bath Remodels

Many Rockford houses built before 1960 came with one small bath, with a tub on the short wall, the toilet beside it and a sink by the door. The 2025 Cost vs. Value report prices its midrange remodel on a 5 by 7 foot bath for a reason: it is a common size. Small baths cost less in total but more per square foot, because the plumbing, the valve and the fan cost the same in a small room as in a big one.

Angi's national ranges: $1,500 to $15,000 for a small bathroom, $2,250 to $3,000 for a half bath of about 15 square feet, and $4,500 to $6,000 for a small full bath of about 30 square feet. Half baths and powder rooms are the cheapest rooms in the house to redo.

Small Bathroom and Half Bath Remodels in Rockford

Primary bathroom with a freestanding soaking tub under a window, a glass-enclosed tile shower and a double oak vanity

Primary (Master) Bathroom Remodels

A primary bath has more of everything: a separate shower and tub, two sinks, more tile, more light and often a linen closet or a toilet room. Newer houses, like many in Roscoe, tend to have one, and the first remodel of a 1990s primary bath is a common job.

This Old House puts a primary bath of 100 square feet or more at $22,370 to $24,715. The 2025 Cost vs. Value report puts an upscale bath remodel in Chicago at $76,524, and says it recoups 34.2% at resale. A big tub people never use is the first thing many owners trade for a larger shower.

Typical price, national and Chicago

Primary (Master) Bathroom Remodels in Rockford

Spruce-green 36 inch vanity with brass pulls, a white quartz top and a brushed brass faucet, a level resting on the counter

Vanity Replacement

A new vanity changes a bathroom more than its price suggests. The job is the old cabinet and top out, the wall patched behind it, the new cabinet set level, and the top, sink and faucet connected to the existing supply and drain. Moving up from a 24-inch to a 36-inch vanity can mean shifting the drain a few inches.

Angi's national figure is $400 to $2,200 installed, vanity included, about $1,500 on average, plus $150 to $500 to take out the old one. In Rockford a same-spot vanity swap needs no plumbing permit; a moved drain does.

Adding a Bathroom

A second bathroom is the remodel that changes how a house works. The usual spots are the basement, a big closet, part of a bedroom or an attic. The cost is driven by how far the room is from the existing drain and vent lines, and whether the new drains sit below the sewer.

A basement bath below the sewer line needs a sealed, vented sump with a sewage ejector pump under Illinois code. Bathrooms only need 6 feet 8 inches of ceiling height, which helps in basements. Angi's national range for adding a bathroom is $5,000 to $75,000, about $35,000 on average; a new half bath runs $4,000 to $12,000.

Census numbers

Rockford's older houses and their bathrooms

Rockford's median home was built in 1963, against a county median of 1971. In Rockford, 46.5% of homes were built before 1960 and 22.4% before 1940. The town with the largest pre-1960 share in the county is Pecatonica, at 51.3%.

Houses that age were built with one bathroom, small, often with wall tile set in a mortar bed and cast iron or galvanized pipe behind it. That is why so many Rockford remodels start with a tub-to-shower conversion or a full gut of a small bath, and why the first day of demolition decides a lot of the budget.

Newer towns are different. Roscoe's median home dates from 2001, Loves Park's from 1986 and Machesney Park's from 1978. Their bathrooms are younger, but many still have the original tub surround, vanity and fixtures they were built with. Source: U.S. Census Bureau, ACS 2020-2024, tables B25034, B25035 and B25007.

Bathrooms for staying in the house you own

Winnebago County has 26,511 owner households headed by someone 65 or older, 34.7% of all owners. In Rockford it is 35.2%, and the highest share in the county is in Lake Summerset, at 57.9%. For a lot of those households, the bathroom is the room that decides whether staying home is safe.

The usual changes: the tub becomes a curbless or low-curb shower with a seat and a handheld, grab bars are blocked into the framing, the toilet goes to comfort height and the doorway gets wider. Illinois has no state tax credit for this work. The accessible bathroom page covers the property tax exemptions that do exist and the state program to ask about. Illinois rules

Illinois rules every bathroom remodel follows

A written contract over $1,000. The Home Repair and Remodeling Act names bathrooms. Any job over $1,000 needs a signed written contract before work starts, with the total cost and the materials listed, and the contractor has to hand you the "Home Repair: Know Your Consumer Rights" pamphlet before you sign. An arbitration clause is optional: you can reject it before signing.

Insurance. The same Act requires remodelers to carry liability insurance of $100,000 per person and $300,000 per occurrence, plus $50,000 for property damage. Ask for the certificate.

Who does the plumbing. Plumbing is done by a state-licensed plumber. The one exception is the owner who lives in a single-family house, who may do their own work to code and subject to inspection. Loves Park's local code is worded more strictly, so ask before planning a do-it-yourself job there.

815 ILCS 513/15

“Prior to initiating home repair or remodeling work for over $1,000, a person engaged in the business of home repair or remodeling shall furnish to the customer for signature a written contract or work order that states the total cost, including parts and materials listed with reasonable particularity and any charge for an estimate.”
Home Repair and Remodeling Act, 815 ILCS 513/15.

Anti-scald valves. Every shower and tub-shower needs a pressure-balancing or thermostatic mixing valve set to no more than 115 F at installation. Turning down the water heater does not count. Any new shower valve has to meet this, which is one reason a cheap valve swap is rarely just a valve swap.

Shower size and pans. A stall needs at least 1,024 square inches of floor and 32 inches on its shortest side. A built-up shower pan turns up at least 2 inches above the finished floor.

Lead-safe work in older homes. Anyone paid to disturb painted surfaces in a home built before 1978 must be EPA certified in lead-safe practices. In Rockford, 74.3% of homes were built before 1980 (the Census groups years by decade), so most remodels here are covered. Tearing out a painted wall always is.

77 Ill. Adm. Code 890.690

“All shower compartments and shower-bath combinations shall be provided with an automatic safety water mixing device to prevent sudden unanticipated changes in water temperature or excessive water temperatures. ... The automatic safety water mixing device shall be adjusted to a maximum setting of 115 degrees Fahrenheit at the time of installation.”
Illinois State Plumbing Code, 77 Ill. Adm. Code 890.690 (showers).

Permits

Bathroom permits by town in Winnebago County

Who issues the permit depends on the address. Rockford, Loves Park, Machesney Park, Winnebago and Pecatonica run their own; the Winnebago County Building Division handles unincorporated areas and serves 9 places that use it, including Roscoe, Rockton, South Beloit, Cherry Valley and New Milford.

Rockford is the clearest: a plumbing permit is needed to install, alter or replace plumbing, but a fixture replaced in the same spot with no trap or pipe moved is exempt. Its fee schedule prices remodels at 0.55% of the job value plus $56 per trade permit. Loves Park says permits are needed for any remodeling project and charges $15 per plumbing fixture plus $40 processing on its 2018 schedule. The county charges $40 per trade permit. All of these schedules are old or undated, so confirm before budgeting.

Hiring

Hiring a bathroom remodeler in Illinois

Illinois does not license general contractors or remodelers, so a license number is not the test. Rockford says the same thing locally: general contractors are not licensed, electricians register with the city each year, and plumbing goes to a licensed plumber. The real checks are the written contract, the insurance certificate and the permit.

Ask who does the plumbing and whether that plumber holds an Illinois license. Ask who pulls the permit, and expect the answer to be the contractor, not you. Ask for the schedule, the payment schedule, and what happens when demolition turns up rot or old pipe.

Red flags are the usual ones: a large cash deposit before any materials are ordered, no written contract on a job over $1,000, a contractor who wants you to pull the permit in your name, and a door-to-door salesperson pushing a same-day signature. If you are 65 or older and signed at home with someone who showed up uninvited, Illinois gives you 15 business days to cancel.

A remodel can also lower your property tax bill for a while: Illinois exempts up to $75,000 of the added value of an owner-occupied home for 4 years. Ask your township assessor.

Water

Rockford water, glass doors and fixtures

Almost every town in the county runs on groundwater from wells: Rockford's own Water Division, Loves Park's wells, the North Park Public Water District for Machesney Park and parts of Roscoe and Loves Park, and village systems in Rockton, Winnebago, Durand, Cherry Valley and Pecatonica. Many rural homes have a private well.

Rockford's 2025 water report lists iron at 0.1 ppm, well under the state limit, so rust staining from city water is unlikely. None of the utilities we checked publishes a hardness figure. The U.S. Geological Survey calls water over 180 mg/L very hard. A test strip tells you where your tap sits.

It matters for the finishes. Mineral spots show on clear glass and dark fixtures first. Frameless glass with a factory coating, brushed finishes instead of polished black, and a squeegee after each shower all help. Grout sealed at the end of the job, and again later, keeps it from staining.

If the house has a softener, the new shower changes nothing about it. If it is on a private well, the County Health Department is the place to start for a water test. Each town page names its water supplier.

The oldest median home is in Pecatonica, built 1959, and the newest in Westlake Village, built 2004. See the service area table.

Common questions

Common questions about bathroom remodeling in Rockford

How much does a bathroom remodel cost in Rockford?

No cost guide publishes a Rockford price. Angi's national range for a full remodel is $6,651 to $17,661, about $12,155 on average, and the 2025 Cost vs. Value report puts a midrange bath in Chicago at $24,072. Every range, source and date is on the cost page.

How long does a bathroom remodel take?

A same-footprint shower or tub swap is often a few days of work. A full gut of a small bath usually runs a few weeks, because plumbing, electrical and tile each wait on an inspection or a cure time before the next trade starts. Moving drains, adding a bathroom or waiting on special-order tile and glass stretches it further. Ask for the schedule in writing with the contract.

Do I need a permit to remodel a bathroom in Rockford?

For most remodels, yes. Rockford requires a plumbing permit to install, alter or replace plumbing, but swapping a fixture in the same spot is exempt when no trap or pipe has to be moved or resized. Moving a toilet, tub or shower drain needs one. Other towns differ; each one is on its service area page.

Can I do my own bathroom plumbing in Illinois?

Only in a single-family home you own and live in. Illinois law limits plumbing to licensed plumbers, with an exemption for the owner-occupant, who still has to meet the plumbing code and pass inspection. Loves Park's local code is worded more strictly, so ask the city first. Everyone else needs a licensed plumber.

Is it worth it to convert a tub to a shower?

For a bath that is used every day, often yes: a walk-in shower is easier to step into and easier to clean. Angi's national range for a conversion is $1,200 to $15,000. If it is the only tub in the house, think about resale and young kids first. Prices are on the cost page and the conversion page.

Does remodeling a bathroom increase home value?

It adds value but rarely pays for itself. The 2025 Cost vs. Value report says a midrange bath remodel in Chicago, the nearest metro it covers, recoups 66.4% of its cost at resale, and an upscale one 34.2%. Remodel for the people living there now. The numbers are on the cost page.

What is the most expensive part of a bathroom remodel?

Labor. Angi puts labor at 40% to 65% of a bathroom remodel. After that, moving plumbing and custom tile drive the bill. Keeping the toilet, tub and sink drains where they are is the single biggest saving. See the cost page for what each part runs.

Can you remodel a bathroom for $10,000?

A small bath, often yes, if the layout stays put. Angi's national figure for a small full bath of about 30 square feet is $4,500 to $6,000, and its partial remodel scope runs $10,000 to $25,000. A gut job with new tile walls and moved plumbing usually costs more. Ranges are on the cost page.

Can I use the bathroom during construction?

Not the one being remodeled, once demolition starts. The toilet usually comes out early and goes back in near the end. If it is the only bathroom in the house, say so when you ask for a quote, so the schedule keeps a working toilet as many nights as possible.

How do I get a bathroom remodel quote in Rockford?

Use the quote form, call or text. Tell us which bathroom, what you want changed and roughly how big it is, and we reply with next steps. Nothing is booked until you agree to a written price.
